Terms of Service

These terms are an agreement between you and AI Cornucopia Developments (ACN 651 042 170), of 99 Atherton Road, Oakleigh VIC 3166. They apply whenever you use this website, including the free check, and whenever you hold an account with us.

Our feasibility analysis is produced from public data — the Victorian cadastre, planning scheme zoning and overlays, council contribution schedules, Valuer-General medians and mapped building footprints — combined with assumptions about costs and prices. Where we have assumed something rather than measured it, the study says so and shows you the confidence figure that results.

A free check is narrower still. It has not seen your title. It cannot see covenants, easements outside the published layer, sewer and drainage assets, or site fall — and any one of those can change the answer entirely. The page lists what it could not check, and that list is part of the result rather than a footnote to it.

We are not licensed to provide financial product advice and we do not provide legal, taxation or town-planning advice. Nothing we produce takes account of your objectives, financial situation or needs. Obtain your own professional advice before acting.

You must give accurate information, keep your login secure, and be entitled to share any document you upload. You may not use the service to analyse a property where you have no legitimate interest, and you may not scrape, resell or systematically extract our data or the data we license from third parties.

We may suspend or close an account that breaches these terms. You may close yours at any time from your profile page.

Documents and information you upload remain yours. You grant us the licence we need to store them, analyse them and produce your study. We do not use your documents to advertise to anyone else.

The analysis, the reports, the site and the software behind them remain ours. You may use the study we produce for your own property decisions and share it with your advisors; you may not republish it as your own work or as a general market publication.

Some underlying datasets are licensed from third parties on their own terms — including building footprint data published under the Open Database License and Victorian government data under Creative Commons attribution licences.

The free check is free, with no account required. Feasibility studies and any data we purchase on your behalf are quoted to you before you commit, and nothing is charged without your acceptance. Where a paid search returns no usable answer we will tell you so, and it is a conversation we expect to have rather than a cost we quietly pass on.

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law, and where a guarantee applies our liability is limited to resupplying the service or paying the cost of having it resupplied.

Subject to that, and to the fullest extent the law allows, we are not liable for any loss arising from a decision you make in reliance on our analysis, including any development, purchase, sale or finance decision, and our total liability is limited to the fees you have paid us in the twelve months before the claim.

We may change these terms and will publish any change here with a new version number. Continuing to use the service after a change means you accept it. These terms are governed by the law of Victoria, Australia.
